Most modern cameras and even smartphones have HDR modes built in. For professional-level results, shoot three to five bracketed exposures on a tripod and merge them in editing software like Lightroom or Enfuse. The key is subtlety — overdone HDR looks artificial and can actually put buyers off.

Virtual Staging: A Cost-Effective Alternative

Physical staging costs $2,000 to $5,000 or more per property. AI-powered virtual staging achieves a similar effect for $25 to $100 per image. Modern virtual staging tools use AI to add photorealistic furniture, art, and decor to empty rooms. The quality has improved dramatically — in blind tests, most people cannot distinguish virtual staging from real photography.

Virtual staging is particularly valuable for empty properties, new builds before furnishing, and investment properties where physical staging isn't practical. Always disclose that images are virtually staged to maintain trust with buyers.

Drone Photography: The Aerial Advantage

Editing: Polish Without Deception

Post-processing is where good photos become great. Adjust brightness, contrast, and white balance. Correct lens distortion and straighten vertical lines. Remove minor blemishes like power cables or temporary eyesores. Enhance blue skies tastefully.

However, never misrepresent the property. Don't remove permanent features, enlarge rooms, or alter the view. Buyers who arrive at a viewing feeling misled will not make an offer. The goal is to show the property at its genuine best, not to create a fantasy.
